Buckinghamshire Live: Buckinghamshire village one of the fastest places to complete on selling a home

New research placed the area high – although seller still face a lengthy wait to complete the purchase of their home

A Buckinghamshire village is one of the fastest places in the country to sell your home, new research reveals. The average time it took sellers to complete the sale of their home in the hamlet was 16 weeks from listing to completion.

Askett, a small village found in the parish of Princes Risborough, was found to be the 10th fastest place in England to sell a property. The research comes from the property data platform MoveSmart, which has been created by home buying service Spring.

The data shows a shift in priorities for prospective buyers since the coronavirus pandemic, according to Cormac Henderson, the CEO of Spring. He said: “While historically you might expect to see a clear north-south divide, the pandemic has created a market not seen before that breaks the mould.

“Of course demand is not the only factor at play, with availability and quality of local conveyancers playing a big part in overall completion time. Historically, city homes have been the fastest to complete but with less people wanting to live in dense urban areas due to new lifestyle choices and flexible working, it is little surprise to see the built up areas of Manchester, Sheffield and Southampton moving particularly slowly – with supply far outstripping demand.

“It is interesting to see that two regional towns in Shropshire, close to the border of Wales, have made the fastest list and that may be due to the impact of people moving out of larger cities to get more for their money nearer to nature post-pandemic, creating hotter markets in more rural areas. MoveSmart is a game-changer for the market place and we are excited to be launching a useful tool that will armour home sellers and buyers alike with detailed information when contemplating their next house move.

“The search tool will enable both sellers and buyers to have a better understanding of the property market so they can make a smart choice on the location of their next home.” Using the search tool, homeowners can compare up to three locations at once and find out how quickly properties in any three areas have been selling from listing to completion.

The tool includes a breakdown of comparable properties for sale or sold within the area and a breakdown of average sale prices. The search tool will enable both sellers and buyers to have a better understanding of the property market, giving them the tools they need to make an informed decision.

Buyers will also be able to find out the estimated costs of household bills, perfect when movers are weighing up their options on their perfect new home. The data pulls together information from Government sources including the Land Registry and from statistical technology firm, Propalt into one place.

The fastest-selling area was Bar Hill in Cambridgeshire, where it took 12 weeks from listing to completion. The slowest was Ayot St Lawrence, Hertfordshire, where it took 46 weeks.
