HOW DOES IT WORK?

The Spring Buying Team will value your property using available information about your home and other similar homes that have sold in the area. Along with independent surveys from estate agents and an in-person survey from a Royal Institute of Chartered Surveyors (RICS) surveyor, we determine the market value of your home.

We then apply a home buying fee for our service which is based on the condition of your home and how long we believe it will take us to sell the home once we have bought it from you. This fee is expressed as a percentage of the determined value of your home. It is all-inclusive so there are no additional solicitor or conveyancing fees.

Our offer for your home is the value of your property less the home buying fee. If you are happy with our offer, you choose your date of completion. We work our conveyancing to your timeline, and can complete in as little as 7 days.

There is never any obligation for you to sell to us – you can pull out at any time until the completion date. Once we have given you an offer, our offer will be valid for 14 days.

HOW MUCH DOES IT COST?

Our goal is to be completely transparent about our fees. We know our service is not for everyone, but it is for anyone who wants greater control over their house sale. After we buy your home, we take on the risk of selling it, whether it takes 1 month or 10 months and our fee reflects that risk.

  • Our Base Fee, which is 9% of the valuation.
  • A variable Risk Premium of up to 6% based on your home’s location, situation and condition. Your Property Advisor will give you more specific information about the Risk Premium applied to your home.

In addition, a Stamp Duty charge may apply. This is based on the amount of stamp duty, if any, we need to pay on our purchase of your property.

HOW LONG WILL IT TAKE TO GET MY OFFER?

For more properties, we will be able to make you an indicative offer within 48 hours of our initial call to you.

DO I HAVE TO COMPLETE IN 7 DAYS?

No, you can ask for a completion date of your choice which can be months in the future if you so wish.

WHAT DOES MY TRANSACTION FEE INCLUDE?

Your proceeds are all inclusive – there is nothing else for you to pay.
